During the Event, sellers are offering buyers 3% of the accepted offer price up to $8,000 credit back at closing to &lt;span id="SPELLING_ERROR_1" class="blsp-spelling-error"&gt;homebuyers&lt;/span&gt; who sign an offer before the July 31st deadline.  The Buyer Bonus Event was timed to coincide with the April 30&lt;span id="SPELLING_ERROR_2" class="blsp-spelling-error"&gt;th&lt;/span&gt; &lt;span id="SPELLING_ERROR_3" class="blsp-spelling-corrected"&gt;expiration&lt;/span&gt; of &lt;span id="SPELLING_ERROR_4" class="blsp-spelling-error"&gt;the&lt;/span&gt; &lt;span id="SPELLING_ERROR_5" class="blsp-spelling-corrected"&gt;government's&lt;/span&gt; &lt;span id="SPELLING_ERROR_6" class="blsp-spelling-error"&gt;Homebuyer&lt;/span&gt; Tax Credit, extending the benefits of the government program to a much wider audience of potential home buyers.&lt;br /&gt;Since implementing the Buyer Bonus Event on May 1st, 2010, a significant number of &lt;span id="SPELLING_ERROR_7" class="blsp-spelling-error"&gt;Coldwell&lt;/span&gt; Banker Select sellers have agreed to participate in the program.  So far, the results have been excellent! Basically, three factors combine to create this opportunity.&lt;br /&gt;&lt;br /&gt;1.      &lt;strong&gt;Record Low Interest Rates&lt;/strong&gt;  Interest rates for home mortgages continue to be available at record low rates. At the time of this writing, rates for a 30-year fixed loan are in the 4 ½ - 5% range. At 4.75%, the monthly principle and interest payment on a $100,000 loan is only $521.65. Interest rates are forecast to increase, maybe significantly, in the not-too-distant future. &lt;br /&gt;&lt;br /&gt;2.      &lt;strong&gt;Affordable Home Prices&lt;/strong&gt;  Home prices in the greater Tulsa market continue to be among the most affordable in the nation. Furthermore, many experts are predicting dramatic inflation will occur during the next few years. When and if inflation rears its ugly head, home prices could rise quickly, making homes less affordable with every increase. On the other hand, equity in a home could increase dramatically.&lt;br /&gt;&lt;br /&gt;3.      &lt;strong&gt;The Tax Credit&lt;/strong&gt;  In November Congress extended and expanded the $8,000 Tax Credit for first time homebuyers to include a $6,500 credit for “Move-up” buyers who have owned a home for five of the past eight years. Consumers who have not owned a home for the past three years can receive the Tax Credit if they purchase a home before April 30th and close that sale by June 30, 2010.&lt;br /&gt;            In addition, the program was expanded to include homeowners who have owned their home for at least 5 of the past 8 years and want to purchase another home before the deadline. Buyers in that category can receive a $6500 Tax Credit. Furthermore, the income limits for purchases in both categories were raised significantly.&lt;br /&gt;            If you have been thinking of selling your home and buying another one or buying your first home, the next few months may be the best time ever to do so. During the colder winter months, one problem encountered by homeowners is frozen pipes. When temperatures dip well below freezing, water pipes, especially those located near exterior walls, can freeze. The water expands, causing pipes to break, resulting in water damage throughout a large portion of the property. Below are some recommendations for preventing frozen pipes during extremely cold temperatures.&lt;br /&gt;&lt;br /&gt;1. Keep the heating thermostat set above 60 degrees, even if you are away from the home for a period of time.&lt;br /&gt;2. Where possible, leave interior cabinet doors near water pipes OPEN, allowing the warmer air to circulate around pipes.&lt;br /&gt;3. Leave inside faucets dripping slightly.&lt;br /&gt;4. Of course, all home sellers want to maximize the price they can get for their home. Yet, the pricing decision should be based on a detailed market analysis provided by a real estate professional. The market analysis should include both the current active listings and similar recently SOLD homes in the immediate area. It can also contain the effects inflation or deflation in home prices would have on the current value of the home. As a Coldwell Banker sales associate, I am prepared to provide prospective sellers with such information. Of course, the final pricing decision is always the homeowners.&lt;br /&gt;            Beware of real estate practitioners who encourage an unrealistic asking price based on emotion or inadequate information. Why would a real estate professional unfairly lead you to believe you could receive a price much higher than either the market or an appraisal would allow? The simple truth is your listing can be valuable to a Realtor even if it does not sell. A sales associate can use your listing to generate buyer prospects through sign calls, ad calls and open houses. If your home does not meet all of a prospect’s desired features or, more significantly, is overpriced, then the prospect generated by your listing can be SOLD another home. When a prospect generated by an overpriced home buys another home, the sales associate benefits, but the sellers do not!&lt;br /&gt;            MORAL: Make sure you select a Realtor to sell your home based on the associate’s and company’s marketing programs, sales accomplishments and a detailed market analysis rather than the highest recommended asking price. The damage these intruders cause occurs when they eat, and they survive by eating wood, paper, fiberboard, cotton fabrics and other cellulose products. In the worst cases, they can actually threaten the structural integrity of a home, and that is where the danger lies.&lt;br /&gt;            There are several clear indications of termite infestations. In spring, reproductive swarmers emerge in great numbers. Their wings break off after flight, so piles of wings are proof that termites are present. Other signs are damage to wood, visible mud tubes, and live termites.&lt;br /&gt;            There is good news for those homeowners who have termites. Since the bill itself is more than 1000 pages long, it would be ludicrous to attempt to summarize it here.  However, as it relates to residential real estate, the bill seems to have two primary benefits.&lt;br /&gt;            First, there is a true $8000 tax credit for homebuyers who have not owned a home during the past three years. While the previous $7500 tax credit had to be repaid over 15 years, this $8000 tax credit does not have to be repaid. Also, this tax credit program has been extended until December 1, 2009. The provisions related to income limits remain the same.&lt;br /&gt;            The second real estate element of the bill reinstates the higher loan limits for FHA, Fannie Mae and Freddie Mac. In the greater Tulsa market the FHA loan limit is $271,050 and for both Fannie Mae and Freddie Mac the maximum loan is $417,000. However, there has been some misinformation presented and additional misunderstanding on the part of many people. Hopefully, the points presented here will clarify some of the confusion.&lt;br /&gt;            First, the $7500 Tax Credit is dollar-for-dollar reduction in either the 2008 or 2009 income tax for first-time homebuyers who purchase a home before July 1, 2009. First-time buyers include anyone who has not owned a home during the past 3 years. Designed to encourage activity at the base level of the housing market, this program is available not just to anymore buying their first home, but also to anyone who has not owned a home for the past three years. There are income limits of $150,000 on a joint return, but a large number of people are eligible.              &lt;br /&gt;&lt;br /&gt;Buyers who qualify can receive an immediate $7500 as a credit against their 2008 taxes. The $7500 can be used for any purpose including down payment, closing cost, home improvements, etc. As the program now stands, buyers are required to repay the $7500 credit at the rate of $500 per year for 15 years. As a part of this process, there have been lots of reports and statements made related to the housing industry. Some of those reports have been misleading because they present statistics based only on national data. Others have been untrue.              &lt;br /&gt;Below are some facts about our local real estate market. Hopefully, they will give an accurate perspective on the local housing situation.      &lt;br /&gt;&lt;br /&gt;1.   Money for home loans is available! Despite reports to the contrary, the vast majority of prospective home purchasers can get a loan today. Interest rates have fluctuated but are still very low when compared to historical averages. Buyers will probably need a small down payment and a reasonable credit score.      &lt;br /&gt;&lt;br /&gt;2.   Home prices have remained steady! Through September, the average sales price of homes in the five-county (Tulsa, Creek, Osage, Rogers, and Wagoner) has increased 2.3% over the first nine months of 2007. More interestingly, even the average price per square foot paid has increased approximately 2%. Certainly, every home is unique, but overall our prices are remaining strong, especially when compared to some other parts of the country.      &lt;br /&gt;&lt;br /&gt;3.   Foreclosures have NOT skyrocketed. Per an article in the Tulsa World in September, foreclosures in Oklahoma during August 2008 were down 20.72% from July 08 and were up only 5.1% from August 2007.      &lt;br /&gt;&lt;br /&gt;4.   Real estate is a good investment. Despite all of the economic turmoil, residential real estate continues to be a good investment. The HPCI, which was launched in the 1980’s, provides an apples-to-apples comparison of similar type 2,200 square feet, four bedrooms, two-and-a-half bath homes in 315 markets across the United States.&lt;br /&gt;            This year La Jolla, California, topped the chart as the most expensive real estate market with a price for the subject home of $1,187,667. According to the Office of Federal Housing’s Enterprise Oversight Home Price Index, the State of Oklahoma led the nation in home appreciation for the period ending June 30, 2008.&lt;br /&gt;            Home prices in Oklahoma rose 4.9% in the second quarter compared with the second quarter of 2007. Nationally, values fell 1.7% during the same period.&lt;br /&gt;            Oklahoma’s home prices increased primarily because of the two strong markets in Tulsa and Oklahoma City. In fact, Tulsa ranked 10th in the U.S. among metro areas, with an increase of 4.87%. Oklahoma City ranked 17th, with an increase of 4.68%.&lt;br /&gt;            “Oklahoma is very fortunate. Reporters seem to revel in listing every negative statistic they can find while ignoring any good news, especially when it comes to our economy and the housing industry. Certainly, there are some serious economic issues, especially on the national level, but there are also some positive facts which should be presented.              &lt;br /&gt;     For example, a recent monthly report on foreclosure rates showed Oklahoma had a 47.3% increase in foreclosures in July when compared to the previous month. What was not emphasized in the report was the fact that Oklahoma’s foreclosure rate (1 per every 930 households) is still almost half of the national average (1/484). Furthermore, that 1 of every 930 homes is only 1/10 of one percent of all the homes owned by Oklahomans.              &lt;br /&gt;     As for Coldwell Banker Select Realtors, July was an excellent month for home sales. Our closed number of sales was up 4.6% over July 2007. More significantly, the company’s written business in July was up 22.3% in units and 33.2% in volume over the same month a year ago. Furthermore, August written and closed business are both starting out ahead of the August 2007 pace.              &lt;br /&gt;     If you would like to sell and/or buy a home, but think the market is really bad, get the real facts on our local real estate market. While the rate of foreclosures in Oklahoma increased to 1 per 922 households, approximately 1/10 of one percent, it remains much better than the U.S. rate of 1 per 519 households. Yet, many homeowners who are facing possible foreclosures have options which may not be known to them. For example, Fannie Mae, the nation’s biggest provider of home mortgages has recently implemented its HomeStay ™ Initiative. Fannie Mae is working with lenders and loan servicing companies to respond to the national housing and mortgage market crisis. The Oklahoma Association of Realtors and the Greater Tulsa Association of Realtors have combined efforts in a campaign to get residents the true facts about our local real estate economy. Apparently, the message is getting through to people in the Tulsa metro area.&lt;br /&gt;            For example, through March many of the home sales numbers were comparable to the first quarter of 2007 while the number of closed sales is down approximately 12%, both the average and median sales prices for the year are up from the year before. More significantly the average price per square foot for SOLD homes is up 3.22%.  Now, while not every home has increased in value, the numbers indicate buyers are willing to pay more for homes in this area than they were a year ago.
