In late April, Coldwell Banker Real Estate Corporation announced the Buyer Bonus Event, a three-month long national sales promotion. During the Event, sellers are offering buyers 3% of the accepted offer price up to $8,000 credit back at closing to homebuyers who sign an offer before the July 31st deadline. The Buyer Bonus Event was timed to coincide with the April 30th expiration of the government's Homebuyer Tax Credit, extending the benefits of the government program to a much wider audience of potential home buyers.
Since implementing the Buyer Bonus Event on May 1st, 2010, a significant number of Coldwell Banker Select sellers have agreed to participate in the program. So far, the results have been excellent! Not Much Time Left

By the time you receive this newsletter, there will approximately 30 days or less remaining for prospective buyers to take advantage of the $6500-$8000 tax credit. To benefit from the tax credit, purchasers must be under contract to buy a home by April 30, 2010 and close that sale on or before June 30, 2010. Okay, so I now understand what it is that I as a realtor ask of my clients when they are listing their homes. I have recently sold my personal home and had to move into a rental house. An Unbelievable Opportunity

“Buy Low, Sell High” is a familiar and sound investment strategy. Unfortunately, many of us either fail to recognize or act at the appropriate time, especially when it comes to the Buy Low part of the strategy. It is my opinion that a unique opportunity is going to exist in our local real estate market over the next four months. In fact, I believe a unique combination of events make the next four months the best time ever to buy a home in this market! Let me explain! Basically, three factors combine to create this opportunity.

1. Record Low Interest Rates Interest rates for home mortgages continue to be available at record low rates. At the time of this writing, rates for a 30-year fixed loan are in the 4 ½ - 5% range. At 4.75%, the monthly principle and interest payment on a $100,000 loan is only $521.65. Interest rates are forecast to increase, maybe significantly, in the not-too-distant future.

2. Affordable Home Prices Home prices in the greater Tulsa market continue to be among the most affordable in the nation. Furthermore, many experts are predicting dramatic inflation will occur during the next few years. When and if inflation rears its ugly head, home prices could rise quickly, making homes less affordable with every increase. On the other hand, equity in a home could increase dramatically.

3. The Tax Credit In November Congress extended and expanded the $8,000 Tax Credit for first time homebuyers to include a $6,500 credit for “Move-up” buyers who have owned a home for five of the past eight years. To be eligible for the Tax Credits, buyers must have purchased a home by April 30, 2010 and closed by June 30, 2010.

Tax Credit Extended and Expanded

During November the $8000 Tax Credit for home buyers was extended until April 30, 2010. Consumers who have not owned a home for the past three years can receive the Tax Credit if they purchase a home before April 30th and close that sale by June 30, 2010.
In addition, the program was expanded to include homeowners who have owned their home for at least 5 of the past 8 years and want to purchase another home before the deadline. Buyers in that category can receive a $6500 Tax Credit. Furthermore, the income limits for purchases in both categories were raised significantly.
If you have been thinking of selling your home and buying another one or buying your first home, the next few months may be the best time ever to do so. Interest rates are low, prices in our area are very affordable and you can earn a $6500-$8000 tax credit. Contact me for more details!

A Cold Weather Tip

It is time once again to prepare our homes for winter weather. During the colder winter months, one problem encountered by homeowners is frozen pipes. When temperatures dip well below freezing, water pipes, especially those located near exterior walls, can freeze. The water expands, causing pipes to break, resulting in water damage throughout a large portion of the property. Below are some recommendations for preventing frozen pipes during extremely cold temperatures.

1. Keep the heating thermostat set above 60 degrees, even if you are away from the home for a period of time.
2. Where possible, leave interior cabinet doors near water pipes OPEN, allowing the warmer air to circulate around pipes.
3. Leave inside faucets dripping slightly.
4. Disconnect all exterior hoses.
5. DO NOT leave outside water dripping.

The 2009 Coldwell Banker Home Price Comparison Index (HPCI) was released on September 23, 2009. In the annual comparison of similar 2,200-square foot, 4 bedrooms, 2 ½ bath homes in 310 U.S. housing markets. La Jolla, California was the most expensive at $2,125,000 while Grayling, Michigan was the least expensive at $112,675.
Tulsa continues to place among the most affordable housing markets in the country, ranking 17th with an Index price of $154,800. The overall national average price of homes in the 2009 Coldwell Banker HPCI was $363,401, and only 84 cities in the study has sample home prices below $200,000.

Recently, J.D. Power and Associates released their 2009 Home Buyer/Seller Study. The Study, now in its second year, measures the customer satisfaction of home buyers and sellers with the largest national real estate companies. Overall satisfaction was determined by examining four factors related to the home selling experience: agent (34%); marketing (34%); office (17%); and packages of additional services (15%). Among home sellers, Coldwell Banker ranked highest and performs particularly well in all four categories.

The week of October 4-10, 2009, has been designated as National Fire Prevention Week. During that time period attention will be focused on the steps homeowners can take to minimize the possibility of an in-home fire. As real estate professionals, we at Coldwell Banker want to do everything we can to help homeowners be aware of fire prevention safety tips. Please read the tips listed below and implement them in your home.

Fire Safety Checklist:

· Install and maintain a working smoke alarm outside of every sleep area and remember to
change the batteries at least once a year.
· Designate two escape routes from each bedroom and practice them regularly.
· Teach everyone the “Stop, Drop, and Roll” technique in case clothing catches on fire.
· Avoid storing old mattresses in the home or garage.
· Teach kids that matches, lighters and candles are tools, not toys. If you suspect that a child
is playing with fire, check under beds and in closets for telltale signs like burned matches.
Matches and lighters should be stored in a secure drawer or cabinet.

WHO WINS, WHO LOSES?

In today’s competitive real estate market, one of the most critical factors in the successful sale of a home is proper pricing. Of course, all home sellers want to maximize the price they can get for their home. Yet, the pricing decision should be based on a detailed market analysis provided by a real estate professional. The market analysis should include both the current active listings and similar recently SOLD homes in the immediate area. It can also contain the effects inflation or deflation in home prices would have on the current value of the home. As a Coldwell Banker sales associate, I am prepared to provide prospective sellers with such information. Of course, the final pricing decision is always the homeowners.
Beware of real estate practitioners who encourage an unrealistic asking price based on emotion or inadequate information. Why would a real estate professional unfairly lead you to believe you could receive a price much higher than either the market or an appraisal would allow? The simple truth is your listing can be valuable to a Realtor even if it does not sell. A sales associate can use your listing to generate buyer prospects through sign calls, ad calls and open houses. If your home does not meet all of a prospect’s desired features or, more significantly, is overpriced, then the prospect generated by your listing can be SOLD another home. When a prospect generated by an overpriced home buys another home, the sales associate benefits, but the sellers do not!
MORAL: Make sure you select a Realtor to sell your home based on the associate’s and company’s marketing programs, sales accomplishments and a detailed market analysis rather than the highest recommended asking price. In that way, both you and your Realtor will win!

BE CAREFUL!

Many of the national real estate websites now offer a programs which purport to give a current market value for a home. Most often using data from tax records, these AVM’s (Automated Valuation Model) calculate a statistical value based on reported sales from the area. Unfortunately, such programs usually ignore differences between neighborhoods and specific features of comparable homes. As a result, the values derived from these programs are often grossly inaccurate.
If you would like to know the real market value of your home, you would be well-served to ask a real estate professional to prepare a Comparative Market Analysis (CMA) for your home. There is no charge for such a service.
Of course, I would be happy to provide you an up-to-date CMA. Since I specialize in home sales in the area, my knowledge of the local market allows me to provide a more accurate analysis of your home’s value than a computer model.

During the first six months of 2009, the number of homes SOLD in the greater Tulsa area (Tulsa, Creek, Osage, Rogers, and Wagoner Counties) fell 9.9%. Yet according to statistics compiled from NORES, INC (MLS), the average sales prices have remained relatively steady.

Coldwell Banker Select has now implemented the HELP Program (Homeowner Education and Loan Protection), which includes job loss protection for homebuyers. Coldwell Banker Select has teamed up with Creative Alliances, LLC (Enhanced Marketing) and the Rainy Day Foundation (a non-profit organization), to offer this to area homebuyers.
The Job Loss Protection portion of HELP will assist buyers who purchase a Coldwell Banker Select enrolled property. In the event of an involuntary job loss within the first 24 months of the loan, the program covers mortgage payments up to $1,800 per month for up to 6 months. HELP also offers six months of telephone counseling and monthly educational e-newsletters. Tulsa Ranked High Again!

Tulsa received high marks in fDi magazine’s recently released list of the top “North American Cities of the Future”. The magazine, which focuses on foreign direct investment and business globalization, looked at nearly 400 North American cities of various sizes, ranging from fewer than 100,000 to more than 1 million in population.

In the small city category, Tulsa ranked number 8 out of communities with a population of between 100,000 to 500,000.

If you look closely at real estate advertising in the local market, you will find two distinct approaches. One concept emphasizes the associate and the company. The other places the primary focus on the homes the company has for sale. One of the greatest hazards any homeowner faces is termites, which do more damage than fires, storms, and earthquakes combined. The damage these intruders cause occurs when they eat, and they survive by eating wood, paper, fiberboard, cotton fabrics and other cellulose products. In the worst cases, they can actually threaten the structural integrity of a home, and that is where the danger lies.
There are several clear indications of termite infestations. In spring, reproductive swarmers emerge in great numbers. Their wings break off after flight, so piles of wings are proof that termites are present. Other signs are damage to wood, visible mud tubes, and live termites.
There is good news for those homeowners who have termites. Today, homeowners have options for treatment from chemical barriers to inground and above ground bait systems which attract termites at their mud tubes. Despite some reports to the contrary, the “economic stimulus bill” does not contain any interest rate subsidy provisions. So, those who are waiting to take advantage of those lower rates should wait no longer. At the time of this writing, home mortgage interest rates continued to stay in the upper 4% to lower 5% range. Stimulus For Housing

Congress has passed and the President has signed the American Recovery and Reinvestment Act. Since the bill itself is more than 1000 pages long, it would be ludicrous to attempt to summarize it here. However, as it relates to residential real estate, the bill seems to have two primary benefits.
First, there is a true $8000 tax credit for homebuyers who have not owned a home during the past three years. While the previous $7500 tax credit had to be repaid over 15 years, this $8000 tax credit does not have to be repaid. Also, this tax credit program has been extended until December 1, 2009. The provisions related to income limits remain the same.
The second real estate element of the bill reinstates the higher loan limits for FHA, Fannie Mae and Freddie Mac. In the greater Tulsa market the FHA loan limit is $271,050 and for both Fannie Mae and Freddie Mac the maximum loan is $417,000. The reinstatement of these loan limits is designed “to make mortgages affordable regardless of where you live.”

During recent weeks mortgage interest rates have dropped to near record lows. At the time of this publication, interest rates on home loans were in the lower 5% to the upper 4% range. On a $150,000, 30-year, fixed rate mortgage at 5%, the principle and interest payment would be only $805.23.
If you are thinking of buying a home in the foreseeable future, now may be the time. While some are saying mortgage rates my go lower, no one knows for sure. They have very rarely been lower than they are now. This is an especially good time to move up to a larger, more expensive home. You can save on the price and on the financing.
Should you plan to stay in your current home for several years and have an interest rate in the upper 6% or higher range, you should consult a mortgage professional to discuss the benefits of refinancing.

$7500 Clarification

Some information has been disseminated regarding the Economic Recovery Act of 2008 and the $7500 Tax Credit, which is included in its provisions. However, there has been some misinformation presented and additional misunderstanding on the part of many people. Hopefully, the points presented here will clarify some of the confusion.
First, the $7500 Tax Credit is dollar-for-dollar reduction in either the 2008 or 2009 income tax for first-time homebuyers who purchase a home before July 1, 2009. First-time buyers include anyone who has not owned a home during the past 3 years. There are income limits and some other restrictions, but, many people are eligible for the $7500.
Also, the Tax Credit must be repaid over the next 15 years, but, the mortgage interest deduction will almost always more than offset the repayment amount.

Mortgage Rates Plummet!

During December, mortgage interest rates on home loans dropped significantly. In fact, they fell to levels not seen for several years. For 30-year, fixed-rate loans, the interest rates fell into the low-to-mid 5% range, depending on the specific type of loan and borrowers credit worthiness. Some shorter-term loans had rates as low as the upper 4% range. At 5.25%, the principle and interest on a $100,000, 30-year, fixed loan would be only $552.20.
Of course, mortgage rates can vary on a day-to-day basis, so potential borrowers should check with their mortgage lender to see what rates are currently available. I know I am seeing more bank owned and foreclosed homes on the market now than I did just a few years ago. A $7500 “Gift”

Among the programs already instituted by the federal government to help the national housing slump is the $7500 tax credit available to first time homebuyers. Designed to encourage activity at the base level of the housing market, this program is available not just to anymore buying their first home, but also to anyone who has not owned a home for the past three years. There are income limits of $150,000 on a joint return, but a large number of people are eligible.

Buyers who qualify can receive an immediate $7500 as a credit against their 2008 taxes. The $7500 can be used for any purpose including down payment, closing cost, home improvements, etc. As the program now stands, buyers are required to repay the $7500 credit at the rate of $500 per year for 15 years. However, the mortgage interest deduction should more than offset the additional taxes.

Behind The Headlines

On November 19, 2008, the Tulsa World ran an article on the front page which had the heading “Expert: Slowdown to hit Tulsa harder”. After reading the first two paragraphs of the article, a reader would probably believe the Tulsa area is heading toward economic collapse.
Yet, if one continued to read further and studied the statistics table accompanying the article, it was clear the economic outlook for this area during next year is forecast to be quite good. While the rate of growth was forecast to slow slightly in most major categories, only one indicator, Nonfarm employment growth, was expected to decline and that by only .1%.

The Facts!

The developments which have occurred in the financial markets and our economy over the past month have been wildly erratic and very emotional. As a part of this process, there have been lots of reports and statements made related to the housing industry. Some of those reports have been misleading because they present statistics based only on national data. Others have been untrue.
Below are some facts about our local real estate market. Hopefully, they will give an accurate perspective on the local housing situation.

1. Money for home loans is available! Despite reports to the contrary, the vast majority of prospective home purchasers can get a loan today. Interest rates have fluctuated but are still very low when compared to historical averages. Buyers will probably need a small down payment and a reasonable credit score.

2. Home prices have remained steady! Through September, the average sales price of homes in the five-county (Tulsa, Creek, Osage, Rogers, and Wagoner) has increased 2.3% over the first nine months of 2007. More interestingly, even the average price per square foot paid has increased approximately 2%. Certainly, every home is unique, but overall our prices are remaining strong, especially when compared to some other parts of the country.

3. Foreclosures have NOT skyrocketed. Per an article in the Tulsa World in September, foreclosures in Oklahoma during August 2008 were down 20.72% from July 08 and were up only 5.1% from August 2007.

4. Real estate is a good investment. Despite all of the economic turmoil, residential real estate continues to be a good investment. While the stock market has fluctuated dramatically since 2000, home sale prices in the greater Tulsa (5-county) area have risen steadily from an average sales price of $123,067 in 2000 to over $160,000 this year.

Among The Most Affordable!

On September 9, 2008, Coldwell Banker Real Estate Corporation released their 2008 Home Price Comparison Index. The HPCI, which was launched in the 1980’s, provides an apples-to-apples comparison of similar type 2,200 square feet, four bedrooms, two-and-a-half bath homes in 315 markets across the United States.
This year La Jolla, California, topped the chart as the most expensive real estate market with a price for the subject home of $1,187,667. Sixteen hundred miles away Sioux City, Iowa, was the most affordable city in the U.S. with a price of $133,459.
Tulsa reported an average price of $154,200 for the study making it the fifteenth most affordable market in the U.S. Tulsa compares to the average price of homes in Augusta, Maine ($152,947) and Chattanooga, Tennessee ($158,000).

Oklahoma #1, Tulsa 10th

It is football season, but these rankings are for gains in housing values, not football. According to the Office of Federal Housing’s Enterprise Oversight Home Price Index, the State of Oklahoma led the nation in home appreciation for the period ending June 30, 2008.
Home prices in Oklahoma rose 4.9% in the second quarter compared with the second quarter of 2007. Nationally, values fell 1.7% during the same period.
Oklahoma’s home prices increased primarily because of the two strong markets in Tulsa and Oklahoma City. In fact, Tulsa ranked 10th in the U.S. among metro areas, with an increase of 4.87%. Oklahoma City ranked 17th, with an increase of 4.68%.
“Oklahoma is very fortunate. This is the eighth straight year we are seeing steady increases in home appreciation,” said Sam Rader, chairman of the board of Tulsa-based Coldwell Banker Select. “We have continued to see slight but steady growth during these uncertain times for other markets.”

As real estate professionals working in our local real estate market, one of the biggest challenges we face is overcoming the constant “doom and gloom” news reports being disseminated almost every day. Reporters seem to revel in listing every negative statistic they can find while ignoring any good news, especially when it comes to our economy and the housing industry. Certainly, there are some serious economic issues, especially on the national level, but there are also some positive facts which should be presented.
For example, a recent monthly report on foreclosure rates showed Oklahoma had a 47.3% increase in foreclosures in July when compared to the previous month. What was not emphasized in the report was the fact that Oklahoma’s foreclosure rate (1 per every 930 households) is still almost half of the national average (1/484). Furthermore, that 1 of every 930 homes is only 1/10 of one percent of all the homes owned by Oklahomans.
As for Coldwell Banker Select Realtors, July was an excellent month for home sales. Our closed number of sales was up 4.6% over July 2007. More significantly, the company’s written business in July was up 22.3% in units and 33.2% in volume over the same month a year ago. Furthermore, August written and closed business are both starting out ahead of the August 2007 pace.

Good News For Home Sales

Recently, the city of Tulsa and surrounding communities have been recognized by several publications for the value of our residential real estate market. During June, MSN’s 2008 listing of Real Estate Best Bargain Markets ranked Tulsa 7th among their list of cities with a high quality of life and very affordable housing.
In another study published by MSN Real Estate, Tulsa ranked 14th on a list of “cities where buying makes sense”. Danilo Pelleteir, co-author of the study said, “If you want to put your money into a home, these are the cities where owning makes sense”. #1 on the list was McAllen, Texas. #50 was Charlotte, N.C.
Finally, Family Circle magazine recently named Broken Arrow as one of the top 10 cities in America in which to raise a family. The article highlighted cities and towns that offer quality education, work force opportunities, low crime rates and affordable housing. Thousands of cities from across the nation were selected for consideration by a research firm with representatives from the finalist cities interviewed prior to a decision.

On Tuesday, June 23, 2008, Coldwell Banker RaderGroup Realtors and Terry Gartside, Realtors announced the merger of the two companies and the name of the new brokerage, Coldwell Banker Select, Realtors. During recent years, second mortgages and home equity loans have increased significantly in popularity. While such loans can be very appealing when they are used to refinance existing debt, such as credit card balances, or simply to make additional purchases, there can be negative consequences which homeowners may want to consider before getting such a loan.

When the time comes to sell their home, owners with home equity loans or second mortgages may face the harsh reality of having little or no equity. In the worst cases they may even owe more than the home is worth. If such a homeowner is facing a job transfer or a loss of job, such circumstances can create economic hardship.

I know how I feel when someone tries to sell me something - I am usually very resistant. I feel that if I need to be talked into it, it’s not what I truly want. So when I went into real estate, I made a conscious choice to be a facilitator. I want to get to know my clients as people; I want to listen between the conversation and try to hear what you really want, not necessarily just what you are saying.

That means we are partners from the first day. I expend every resource available to me to accomplish what you want, whether it’s in the marketing of your property, or driving the streets looking for your perfect home. If ever I’m not doing that, I hope you will feel comfortable telling me. If I get your home sold, or get you into the home of your dreams, then we are both successful., and it has been a great partnership.

Recently, a limited service company in our market distributed a flyer that listed the addresses of 85+ homes, which had SOLD in different neighborhoods during a nine-month period. While there was a disclaimer in small print at the bottom of the page, the flyer left the impression their company had SOLD those properties. Yet, the statistics compiled from NORES, INC (MLS) show the company had been involved in less than 5% of those sales.

A recent report released by Realty Trac, a real estate data service showed home foreclosures increased in Oklahoma and across the U.S. during April 2008. While the rate of foreclosures in Oklahoma increased to 1 per 922 households, approximately 1/10 of one percent, it remains much better than the U.S. rate of 1 per 519 households. Yet, many homeowners who are facing possible foreclosures have options which may not be known to them. For example, Fannie Mae, the nation’s biggest provider of home mortgages has recently implemented its HomeStay ™ Initiative. Fannie Mae is working with lenders and loan servicing companies to respond to the national housing and mortgage market crisis. The goal is to minimize the impact on families and communities by preventing foreclosures.
There are a number of options within the Initiative, and the program is working. During 2007, Fannie Mae helped more than 43,000 families stay in their homes.

Getting the Idea!

Despite all the negative national news stories about the economy and the housing market, it seems consumers in this area are beginning to realize our real estate market is quite different from those reports. The Oklahoma Association of Realtors and the Greater Tulsa Association of Realtors have combined efforts in a campaign to get residents the true facts about our local real estate economy. Apparently, the message is getting through to people in the Tulsa metro area.
For example, through March many of the home sales numbers were comparable to the first quarter of 2007 while the number of closed sales is down approximately 12%, both the average and median sales prices for the year are up from the year before. More significantly the average price per square foot for SOLD homes is up 3.22%. Now, while not every home has increased in value, the numbers indicate buyers are willing to pay more for homes in this area than they were a year ago. In addition, our local economy remains healthy and interest rates are extremely low.
Hopefully, if you are interested in selling and/or buying a home, you know this is a good time to do so in this part of Oklahoma.
